5 Affordable Upgrades That Won’t Overimprove Your Home –



Are you planning on moving in the distant (or not-so-distant) future? Then these upgrades could improve the value and attractiveness of your house.

Or, let’s say you’re living in a starter home. You don’t plan on being there forever, but you also aren’t going anywhere anytime soon. You’d like to make some home improvements, but you’re worried you won’t get much return on your investment when you’re ready to sell.

To prevent that scenario, you can make some very effective cosmetic changes to, say, your kitchen that will add enjoyment to your every-day living, and they won’t drain your bank account.

1.    Swap out your kitchen counter tops


Though granite has been considered the queen of counter tops, it is not as special as it was because every kitchen has it now. For a modern ‘wow’ factor, you could go with recycled glass (around $85 per square foot). Quartz is less expensive and has a clean, bright look, especially if you go with neutral colors like white, pale gray, or oyster shell. This will make it easy for potential buyers to envision their own style when viewing.

Upgrading your back splash with something unique like subway tile arranged in a fun pattern, will also add to the upgraded look of your kitchen
 
2.  Increase your living space with decking

You can use decking materials to create patios, outdoor living rooms, and outdoor kitchens. This way you extend your home for a perfect space to entertain guests or relax with your family. 3. Add low-voltage outdoor lighting

Create some outdoor magic with lights along your driveway, walkways, and patio, and uplights on trees. This makes for incredible ambiance in the evening, especially when entertaining. Additionally, lights make for fantastic photographs when you get ready to sell. As an additional perk, you can install timers on the lighting system, which will help in deterring burglars.

4. Give your exterior a makeover

Have your house exterior and front porch professionally power-washed, upgrade light fixtures (this can be as simple as replacing the bulbs with Edison-style ones, which instantly ups the cool quotient of your current fixture), swap out the hardware on your front door, upgrade your mailbox, replace worn-out or broken shutters, and freshen up your landscaping. These simple changes outside will pack a punch without crushing your budget.

A raised or sunken fire pit made of stone or metal increases the quality feel of your home. During the cooler evenings in the fall, sitting around the fire with friends is one of the best things in the world.

You can get a fountain and a fire pit very inexpensively, especially if you install it yourself.

One of the benefits to having a realtor work for you is the safety of your family and your home.  Once a for-sale sign is in your yard, complete strangers will pull up and want to talk to you about your home.  This could happen at the most inopportune times, catching you off guard when you are in your pajamas  dashing to the mail box, or in a hurry to get the kids to school.  The sign is there for a purpose: they can and should call me, your real estate agent.

Talk to your children and let them know that just because a real estate agent is showing their home to complete strangers, they should never let in strangers to see the house themselves.


The Impatient Buyer

Example: Mr. Impatient Buyer drives up and down your road every time he’s in town. He sees the for-sale sign in your yard and wants to look at the house today, NOW, since he’s right there!  He is not working with a realtor. If he was, the licensed real estate agent would make an appointment for him to see your home, would prequalify him, and accompany him on the viewing. 


Mr. Impatient Buyer perhaps calls the busy realtor (me), gets the price and size information, and is told 24 hours’ notice are needed to show the house. I promise him to call back later in the day.  I then text and ask the tenant if the house can be shown today, rather than tomorrow, and continue on with my business.

Mr. Impatient Buyer has lunch, checks his phone several times, calls me and leaves a message.  He drives by the house once again and this time sees a car in the driveway. He pulls up and rings the doorbell. The teenaged daughter, home from school, answers. He asks to see the house. She figures that strangers are tromping through her home frequently now anyway, so she’ll help her parents sell the house!

Later in the afternoon, when I call Mr. Impatient back with an appointment to see the house, I am told he’s “already seen it” and he “doesn’t like the house”.

In light of this very real example, here are some crucial tips on safety and selling your home effectively



1)     Never let strangers into your home.  This goes for prospective buyers as well as for people claiming to be realtors. If they are pushy, refer them to the sign and give them a card. The realtor who has listed your house will keep you and your family safe by prescreening everyone who comes through your door.

2)     First impressions of a property are an important consideration for prospective buyers.  As a realtor, I arrive at the home first, turn on all the lights, and make sure the temperature is pleasant.  In the example above, the home had hurricane shutters on half the windows keeping it cooler for the tenants. Several buyers complained that the place was too dark. A good agent is able to anticipate and address that issue before it turns into a concern.

3)     Prequalify buyers: Are prospective buyers actually able to purchase your house or are they just curious? A good realtor will be able to find out how motivated prospective buyers are, if they are paying cash, or if they have been preapproved by a lender.

 4)     Safety concerns: Today, with safety concerns, any person entering your home should have at least shown identification and registered with the realtor’s office.


5 )  Take precautions: Lock away prescription medications and pack up your valuables.

Concerts in Your Home


Do you like music?


What could be better than talented artists performing for you and your friends in the comfort of your home? Concerts in Your Home (CIYH) is a unique organization that brings lovers of music and artists together to create intimate listening opportunities. Best of all, you can host a house concert regardless where you live! From Flagler to Edgewater, our beautiful coastal area is ideal for touring artists to perform in an intimate venue.


 You can sign up for free on the site as a host and browse through the many artists that might be touring in your area. You can listen to samples, read their bios, and choose the genre and the artist/s that you truly thing you will enjoy. CIYH has artists of all genres – many singer/songwriters who perform original music, bluegrass, country, jazz, blues, duets, solo acts, and more. These artists play all manner of instruments from guitar and keyboard to ukulele, washboard, and banjo.

By scheduling a house concert an artist, you bridge their time between gigs, give them an opportunity to perform in your home for your friends, give them a place to stay for a night, and perhaps a meal, too!

Technically, house concerts are free. You are not selling tickets. You are not running a business. And the best way make it possible for the artist to receive a bit of income, is to have a “suggested donation.” between $10-20 for her or him.

You can discuss particulars with the artist/s once you have scheduled a house concert. Generally, a musician will do two 30-40 minute sets with a 20 minute break in between. The music is not or only mildly amplified – so there’s no need to worry about neighbors. You can have snacks or "real" food for your guests, or ask people to bring a little something. Your artist will enjoy a free night’s stay at your house, be it in a guest room or on the sofa. 


Most importantly though, you and your friends will experience music in ways that are completely new and absolutely memorable. Having an artist tell his or her story through music, right in your living room, is fun and amazing. It is one of the best ways to enjoy live music.

Whom do you invite? Friends, neighbors, co-workers, family – anyone who enjoys live music! Generally 15-50 people will attend – depending on what space you have available. You can host the concert in your living room, family room, yard, patio, basement, wherever you have enough room to set up a bunch of chairs and leave a little bit of space for the artist. Even if the concert is on a weeknight, you are likely to be finished before 10pm, and you will start your next day invigorated from the prior evening’s enjoyment!
