HOMES WITH DOCKS - Part II



Here are some properties with docks 
north of Ponce Inlet!

One of my favorite finds is the mid-century marvel discovered in Ponce Inlet about a mile from the inlet jetty. With a design reminiscent of Frank Lloyd Wright architecture, this 2 BR/ 2BA home is a study of wood, glass, and stone. Click here for listings!

There are condo buildings situated close to the golf course called Links Village, but I am excited about Riverwalk Village and Harbour Village, which are in closer proximity to the water and the marina. 



The private marina can only be used by residents, and is just about two miles from the Ponce Inlet jetty. There is a maintenance fee for slip owners, but at just under $2,000 annually, it is a great deal compared to yacht clubs with memberships starting at $1000, not including rental for a boat slip! If you and your significant other like to come to the coast from Central Florida for weekends, a pretty 1 BR 1 ½ BA home in Riverwalk Village, including its own slip, could be perfect for you! There is an initial outlay of $269,000 and combined monthly maintenance fees of $621. Crown molding and gorgeous, uninterrupted views over the marsh and intracostal waterway combine to make this a really special property! 


Bringing your whole crew? Then you’ll want one of the luxurious 3 BR/ 3BA homes in Harbour Village boasting 2138 sq. ft. of living area and overlooking the marina! There is a second floor unit which can be purchased with a boat dock.  The dock is over 50 feet long AND has a lift for a smaller craft. How much for all of this boating wonderfulness? With an initial outlay of $683,900 and $536 combined monthly maintenance fees, this home and dock can be YOURS!

Are you a Snow Bird Wanna Be?

Even if your sunburn from Labor Day hasn't faded yet, it is not too early to plan for when the snow is flying up north! When people find out I'm a Realtor in the Daytona Beach Area they usually ask if there are still "good deals" out there. Between summer's three day weekends and The Holidays things slow down a bit in this resort town, so your time couldn't be better!

Check out this bank owned beach front condo in the newly renovated Oceans Three Condominium.  Located in the most desirable part of Daytona Beach Shores, you can literally park your car and forget it since the new Publix grocery store is directly across the street along with many restaurants and other shops. People have been paying close to $200K for the un-renovated units, but at $154,900, you will have enough left over for a new kitchen, two new baths, and all the granite counter tops you could wish for!

Another option is the Marina Grande On The Halifax Condominium. This glamorous complex is for the buyer who prefers contemporary living with resort amenities and a dock. Located directly on the Intracoastal Waterway, and around the corner from the Seabreeze Causeway, you will be amazed by the views up the Halifax river and of the Atlantic. At night things really light up as the beach sky line begins to twinkle! This complex was completed right at the wrong time. Trust me, the original buyers did not purchase in the mid $200's, but you can. Two pools, dock, state of the art fitness center, billiards, and a ballroom, it's all there at a great price.

Condo living not your thing?  There is only one gated community on the beach, and most folks drive right on by never knowing what a great gem it is! Key Colony is poised between A-1A (Atlantic Ave.) and Peninsula Ave. and shares a pedestrian over pass with the Daytona Shores Spa and Resort for easy access to the beach. When you are all "beached out" you can enjoy the pool and tennis courts. These cute coquina bungalows are nearly maintenance free, so you can come and go as you please without worrying if the lawn has been cut. Most of the homes are in the lower to mid $300's, but the link above will take you to a bank owned steal!

Best Local Garden Centers for inspiration

What to do with that big, blank patio in back of your gorgeous new home in Port Orange, New Smyrna Beach or Daytona Beach? 

Create shade, privacy, or a more peaceful environment with an array of potted plants and palms! There are many sun tolerant flowering plants which do well in coastal Volusia County. Utilizing beautiful pottery or half barrels allows you the a portable option instead of standard landscaping, this is great for when the shade you had spring becomes a sunny, hot spot.

Or, maybe you'd like a water garden! There's nothing like it to create a peaceful sanctuary in your own back yard or patio.



If you've bought a beach side condo, you must keep in mind the toll of salt spray, so make sure you get salt tolerant plants. And be sure what ever you put on that balcony stays put in case a big wind develops during one of our famous summer thunder storms. You wouldn't want your pretty potted plant to blow off your balcony and damage someone else's property.


Certainly you may go to one of the ubiquitous big box stores to buy your annuals, if you like, but we at Creative Florida Living like to support our unique local businesses. You will always get good advice from one of our local garden centers. 

My favorite is Lindley's Garden Center and Nursery on West Canal Street in New Smyrna Beach, which is fairly close to Venetian Bay or a lovely drive down US 1 from Port Orange and Daytona Beach Shores. Another plus is that Lindley's is open on Sundays. You can also visit Big Value Garden Center  just south of the corner of Mason and Nova Road in Daytona Beach (I believe they offer a 15% discount to seniors on Mondays!).
